Why is State Bank of India so Pathetic in service?

People go to SBI only for one reason, its presence everywhere and comparatively low interest rates. Full stop. Later starts the slow, unreliable lazzy service of SBI.

There are no leaders and the people at the top of the hierarchy are so stupid, 0 in enthusiasm that they do not try to add any tune up of work. The people at the bottom of  hierarchy can change some, but not all. To transfer file from one branch to main office needs to be done by customer. Stupid bank of India!. It's not that the employees would lose their work if they automate it to some extent.
Their quality and process are so unfriendly for their customers, its so easy to make out what they need to tune just by being a customer one day.

Velan nagar, Alwarthirunagar of the 1980s

Velan Nagar, Alwarthirunagar

Velan Nagar, during the 1980's and the 1990s was a very good calm place. We had bought a house and built it during the year 1984. This house had an area of 60X40 feet and was a luxury . I did not know then. This house was near the Velan Nagar Vinayagar temple. I know the value of this place today. The backside of my house was decently populated city and the front side of the house was with lots of free grounds for kilometers. All the kids used to come to play in this locality. There as no shortage of play grounds. There was one ground which was free in front of my house where we used to play badminton. All the ground was ours as no one used to ask us.

There was ample water in the area as it was not industrialized or hyper populated. The rain water was enough to fill the water table. We needed wells dug to a depth of 20 feet. The water drainage was just our plants in the garden.

The roads were not with lots of vehicles and cycle was the mode of transport and we know its the best form of transport today. It was a calm place then. The buses were only available till Alwarthirunagar bus stand and we all at that time were strong to walk that much easily.

The only problems was during the rainy season. There was water logging as it was perhaps a plain region, the water did not flow well. The water logged on for around 2 months on the road and mosquito menace was there.
I happened to see from Google earth and happened to see the historical imagery of this place and the earliest was October 2010.
Below is the picture of the view in front of my house on the day of Grahapravesh. 1999 was the last year I stayed and now I know its concrete.

My Life in TCS (TATA CONSULTANCY SERVICES)

Good things highlighted in Green and the challenges in Light Brown.
The Best thing about TCS was that I got a chance to work in Computers though I was doing  Mechanical engineering. But for the work I did what is required is just common sense.That was the best turning point that TCS helped me. The final year was good for me as I had a job, but there was a hurdle of medical test. Although I passed it, they do it at the end of the year and reject some students at the end of the year, Had they did it earlier, they would have got jobs in different companies. For confirmation of the job, they conduct a test, the question paper was always out and everyone knew answers for it. It was in COBOL and C. Most of the people finished it in hardly any time and one of the conductors of the exam boasted to say that he was aware that we got the questions. Whose mistake is it? It's they who were leaking it. That manager had an arrogant face.They trained us with a basic low cost training, but had a bond for 3 years at that time. Later I was assigned to got to Mumbai, where I worked for GE Capital Real Estate. They do not see how they can put an employee in a better place if possible. The assignment is absolutely on the basis of luck, some people who were better than me got bad projects and some who were worse than me got better projects. Luck factors matter a lot. You cannot change it. You have signed a Bond. It's all billing algorithms for them. They hired me to make money. They hardly spend a penny on training. It's get the work done and we get it done. They used to give one PC for two shifts, and Myself as  beginner had to work during night shift. All these when you also need to search for a house in Mumbai/Bombay. There was a project manager who was a bit of arrogant attitude  under his manager who was also equally arrogant. TCS was with Superiority complex, ego to show. Kick  your Junior's ass to make him kick his Junior's and get the work done is the logic. Later after a year and half work, I got another good chance and got US offer for a Teradata Position for GE Capital Corporate and worked with the best managers of GE. the one thing which is best with TCS is if you get a chance to work in the US. It's a better pay and you can make good savings if you stay together with other TCSers, else nothing much. The drawbacks were, you need to do more work, you cannot depend on the resources in India as there would not be there a resource at all and they would bill on a name. They may be shared with other projects, etc etc and etcsss. The manager in US was the most arrogant manager I have worked and seen, who could be better called as a scold-er. Most people had to be afraid of him, as he threatened to remove from this US opportunity. We had to listen and agree. I worked with very good managers at GE and also it was a good learning. I know it's very difficult to get a chance like that. Later when I came back to Mumbai office, the appraisal was done in an illogical manner. The work place was so bad that there were hardly any good chairs to sit. They were mostly broken. One day I got a good chair which had all the wheels, later a lady manager came to desk and told me, "Can you see that broken arm of the chair?". I  said yes and she said, it's hers. As she was my manager, I had to give her the chair and take another one. She was a manager because she was luckily blessed with a bit of beauty and a senior manager was in love with her. I had met her before she was manager and she was a calm person, later she had to change her behaviour to become a manager. The attitude of the managers were so bad that they used to show their selfishness. We all do lots of work, but the appraisal process includes how much work you do, how well you apply maska, apart from work, you need to do some initiative such as fill in timesheets for all, create a worksite for your group, send emails for team birthdays, create reports of how people are working and such things. That I was working in Teradata was also a good thing for me and I was one of the wanted person. My appraisal was screwed up, my promotion was pending for 2 years already and waiting for one more year was too much of a time to waste. I was not a person who would like to change jobs. But just a Bomb of Job change started in my team. My screwed up appraisal was such a nice trigger, which made me find my value. Many people left, I left and others left. We went very well saying bye to our GE customers, who were happy with our work. What GE gets with Indian workers is cheap labour, they work more than told or can be made to work more. I left TCS and my third level manager requested me to be in, not as I was good worker, but because they did not have a person in TCS at that time who knew Teradata. The discussion was for a good long time. Later the manager said he would not allow me to go as he would not give me the release letter. The answer to that question was known to all, I said, "I would report to your HR" and he accepted to give release certificate. I left TCS. Life in TCS is a bit stressful at certain accounts, as they tell lies, you need to cover it up. They always see you as if you did very less work, which is too much for a person who is starting one's career. It does good chances to work in US, with very good clients, work on different kinds of stuff, adds good experience, you need to do all work in a do or die approach and there is no balance of work and personal life. All the decisions are made on what they can earn, hardly anything for an employee. Do go there if you do not get a better one, learn to fight and get stronger if you are in TCS. Those who come from TCS, also after experiencing a bad work culture in the 90s, know how to live with it. I however hate the managers, attitude the so called leaders who were most selfish. I doubt when I see the products of TCS. Also when I was in the company, wherever external surveys used to happen about the work life, the employees were then trained to give the best feedback and trained how to answer good about TCS at those times.
I was in TCS, SEEPZ, MUMBAI ODC, GE GROUP during 1999 and 2004. Not sure how good it is now in various groups.... It always matters how you see it. it was a bit stressful job for most of them who worked with me.

My Experience With My First Apartment Purchase @ Bangalore

This was my first experience in buying an apartment and I have experienced this statement  "Experience  is the mother of wisdom". If you see any better ideas, please do post your comments.

Finding the Right House
The first thing we need to realize is that everyone's need, taste, thinking , capacity to buy etc, is very different. So one person may like a house which you may not like and vice versa. So I have seen cases where people get together but fail to buy a plot together. But if it works go ahead, until you can do it together. if you like a good house, and your friends are not willing to, try to partner with people who are buying there, if possible. You can add an excel sheet to see what all needs it fulfills. Keep in mind, that any house will not fulfill all your needs. Once you start looking, you will understand.
One advantage when you are buying a house when its in its early stage, is you can choose a better flat in an apartment on the basis of its location and get a cheaper rate (mostly). The drawback of purchasing earlier is that there is a high risk whether the house will get complete or to make out the quality of construction.
There are also some resource problems such as water availability, which is present in most of the localities in Bangalore. Currently, if the builders say if Cauvery is not available, its a very common problem. Also people who get now, they are also not guaranteed to get it in a consistent way.
Don't measure the distance of the house from your office or school just by seeing the amount of kilometers, measure it using the time taken to reach it. Bangalore is sick with Traffic problems, one way issues etc.


Places where you can be a Victim
  • The Agreement Papers are mostly a one sided one favoring the seller.They are not edited if you need some additional clauses that need to be added. This is because, if they make one change for you, he will need to make Changes for all of them.
  • The Marketing team will tell you that there is a penalty Clause when the delivery of the apartment is delayed. Mostly,this clause is not available in the Agreement papers. Even if its present, he will not give you the money easily.
Myths
Do not buy from the landlord!
     Mostly here in Bangalore, there are apartments where both the landlord and a builder get into a contract and build it. The landlord gets some of the Flats that are constructed in return for the land he has given. People say that its better to buy from Builder and its costly when you buy from Landlord. Yes, cost will be more as the landlord sells it later.

Loopholes
  1. Some of the banks advertise offers such as lower interest rate until a specific time. The end date is not the day on which you apply, but actually the date on which it gets sanctioned. 
  2. When I went to a lawyer for a legal opinion, I was told that it was one sided and he told me to add additional clauses. This lawyer was one to whom I wen to, to get a legal opinion from my own personal Perspective. When you apply for home loan, you need to go to another lawyer approved by the bank. The lawyer to whom I went told me to negotiate and the builder didn't agree to any of them. Later other people told me, that the builders are reluctant to make alterations, and the builder also says, "If I change it for you, how will I face the arguments from other people to whom I have sold the property?". Going to this lawyer, I felt was a useless one. But still, its better to go and check the critical legal details to see if this property is in dispute and if you are going to go to apply loan in a private bank.
  3. The Marketing tricks. Ads contain, "ready to move in" , it means they could not sell it till now. "Few Flats remain", may mean that they are poviding you a list of few flats from their large list of unsold flats. what the builders do is, they do not provide a complete list of available flats. There are two reasons for it. The customers will hurry up. They can sell types of flat inside their layout which are difficult to sell.



Psychological things of Real Estate purchase
In this world of Real Estate, the Real Estate guys are the real experts in comparison to us, obviously as they earn their bread, butter and cheese. They will and need to make profit and will make it as much as it can and know the rates much better than us. We need to negotiate and always ask them to reduce the price as much as we can. So Assume in your costs, an item called cheating cost. We should have an attitude to take all the challenges as puzzles, saying, "let me face it", rather than saying, "what the heck!". Don't expect things to get completed super fast, just put your efforts with less expectations. This is to reduce stress. Also Unite with other people and then demand your rights.

Mistakes that I realized later
How Shopkeepers cheat
  1. When I purchased electrical Goods from a shop called Bangalore appliances in BVK Iyengar road, I got a better quote of Price from him. But Later he tricked me and sold me a Racold Steel pipe which was sold for 400 (labelled price of 450), but actual price was of 200 which I came to know later. Moral: Better be careful, don't accept, check and buy.
  2. I purchased Kurlon Mattresses from Floating Walls Furnishings, SH 35, Whitefield, Bengaluru. I did ask them if there were free items with the mattress. They confirmed that the free offer is closed. When the goods were delivered, it was written upon it that there are free items along with that good. Called the shopkeeper and asked them and later got 2 Kurlon  pilows worth 550 each. Moral: See the goods and its rate in atleast two Shops
Other Tips 
  1. We have good  tools nowadays such as Google maps, which give you a good picture about the vicinity and may give you clues about critical problems such as nearness to sewage water, factory etc.
  2. If you don't have a vehicle buy a Daily pass for Volvo buses which can help you in a better manner
  3. Its easier to bargain if you have short listed at least 2 apartments so that you don't  fear losing the flat
  4. Check if the builder has made any other constructions and the quality of it
  5. Look for complaints posted on the apartments, are they really big or tiny things?
  6. Request for the details of Sale Agreement drafts if possible. Only a few will give you.
  7. When I applied for loan at nationalized banks, they need you to a long form, you can go in advance and ask them what all to fill. There will be some sections you need not fill, when you have some of below certificates
  8. Get all the required certificates in advance such as Employers Certificate, Address proof, Salary certificate when you have finalized your house
  9. Always don't accept what all the marketing team tells you

The Additional Costs that I incurred
  1. The Builder is always selfish as much as things allow. 
    1. when the house is still in construction, the builder allows his carpenters to do the carpentry work. If you want the work to be done by yours you can do it after the house is handed over to you. They take 20% commission from them, which finally goes out of your pocket.
    2. They charge hefty amount for electricity if you do carpentry work, even if you do from their suggested carpenters.
    3. If you do pujas, they charge 2000 Rupees(as of year 2011) to clean it later

Apartment with Builders
  1. Any Alteration would be more costly, as its only the builder who you think can do it better. Remember, the builder buys all the things at a wholesale rate and earns profit on that as well.
  2. Stamp papers to make the sale agreement
  3. Banks Processing fees,Seeking legal opinion, Technical evaluation, Home loan Insurance (check whats the clause when two people apply for loan together)
  4. Carpentry, Grills if any, Utilities for Kitchen, Electrical Fittings, Mosquito nets, screens, ,New Furniture if any, Cable connection, Geysers, alterations (Tiles)etc, etc etc.!
How can the Real Estate People Get Better?
  1. One of the problems with the builders is that there is not one builder today who can make products out of good will, that they would be the most preferred seller. Current buying method of the customers is, may be this is the best I can get. Get better dear builder's and let customers run towards you!
  2. Do Take  feedback from Customers as to what they liked and what they didn't. This would help you to make better products for your future Customers.
  3. Do Business in a cooperative manner, not just purely profit oriented, When customer's like your work, they will credit you with their own marketing
  4. Keep your Profit Margins Practical, When its Huge, Very less people would come, when its appropriate, at a certain point it will give you best in comparison to others
  5. Be quality oriented, the skill you will get help you deliver better products. There are invisible profits such as brand value which will get added
  6. See what all features you provided, the customer didn't like, you can cut cost by removing what Customer thinks silly.
  7. Tune your processes using feedback from Customers
Some of the above things can make it a Win Win Situation. As you sow, so you reap!
